Mold Inspection vs. Mold Testing: Which Do You Need?

7 min read

“Mold inspection” and “mold testing” get used as if they were the same thing. They aren't. An inspection finds the problem. Testing measures something specific about it. Paying for the wrong one first is the most common way Sarasota homeowners waste money on mold.

Mold Inspection: Finding the Problem

A mold inspection is a hands-on investigation by a licensed mold assessor. It typically includes:

  • A history of leaks, storms, repairs, and symptoms.
  • A visual check of walls, ceilings, closets, cabinets, and the AC system.
  • Moisture meter readings in drywall, wood, and flooring.
  • Thermal imaging to find cool, damp areas behind surfaces.
  • An attic check for roof leaks and duct condensation.
  • A written report with findings and a remediation protocol.

The inspection answers: Where is it? How far does it go? What's feeding it? See mold inspection.

Mold Testing: Measuring Something Specific

Testing means collecting samples for a lab — air samples compared against outdoors, surface samples from visible growth, or air drawn from inside a wall cavity. It answers narrower questions: Is indoor air different from outdoor air? What type of mold is this? Is there growth inside this wall? Did remediation work? See mold testing.

Which Do You Need?

Start with an inspection when…

  • You can see mold or staining and want to know how far it goes.
  • There was a leak, storm water, or AC overflow.
  • You smell mold and want the source found.
  • You need a remediation scope to get comparable quotes.

Add testing when…

  • You smell mold but nothing is visible.
  • You need documentation for a purchase, landlord, or physician.
  • You want to identify a specific growth.
  • Remediation is done and you need clearance before rebuild.

Skip testing when…

  • Mold is visible, the extent is clear, and it's coming out regardless. Spend the money on finding the source and on clearance testing at the end instead.

Florida's Rule That Helps You

Florida licenses mold assessors and remediators separately and generally prevents a company from remediating a property it assessed in the past 12 months. That means the person who tells you how big your problem is has no stake in making it bigger. Verify licenses at myfloridalicense.com.
