A Town on Two Counties — and on the Water
Englewood sits on Lemon Bay, straddling the Sarasota and Charlotte county line, with Manasota Key between the bay and the Gulf. Its historic core along Dearborn Street, its older neighborhoods near the bay, and its newer subdivisions inland all share one thing: they live with water on all sides. That makes Englewood one of the places in the region where mold is most closely tied to storms.
The 2024 Storms Hit Englewood Hard
In late September 2024, Hurricane Helene's surge pushed into Manasota Key and low-lying Englewood neighborhoods. About two weeks later, Hurricane Milton brought more surge and wind. Homes that had just started drying out took on water a second time. Debris piles lined the streets for weeks, and many homeowners did their own cleanup with whatever help they could find.
Surge water carries contaminants, so the standard approach is to remove the porous materials it soaked — drywall, insulation, carpet, and often lower cabinets — and dry the structure before rebuilding. Where that didn't happen fully, mold is a predictable result. Our mold after hurricanes page explains what to look for, and an inspectionwith moisture mapping shows what's still wet.
Englewood Housing and Its Mold Patterns
- Older bay-side homes — mid-century houses with original windows and roofs that leak in wind-driven rain, leading to mold along exterior walls and ceilings.
- Raised homes on Manasota Key — less ground-level water, but constant salt-air humidity and exposed roofs and windows. Enclosed areas below often stay damp after storms.
- Manufactured homes — roof leaks, plumbing leaks under the floor, and humid air trapped behind skirting.
- Seasonal homes — closed-up houses where the AC was set too high or turned off. See Florida humidity and mold prevention.
- AC systems everywhere — overflowing condensate pans and sweating ducts. See AC mold removal.
Insurance After Surge
Surge and rising water fall under flood insurance, not a standard homeowners policy, and many policies limit mold coverage. If you have an open claim or are rebuilding, keep moisture readings, photos, and clearance reports — see does Florida homeowners insurance cover mold?
